danielconnal. co.uk PROJECT: Freeman Street, Wells - next - the - Sea This project saw the construction of 24 houses on the site of a former garage in the coastal town of Wells - Next - The - Sea in North Norfolk. The scheme was designed specifically to blend in with the surrounding dwellings whilst simultaneously ensuring satisfactory development of the site. Sitting in a coastal flood plain, flood preventative measures and flood resistant design was a necessary additional factor to this scheme. The houses were timber framed which allowed for a rapid construction programme but also provided challenges for the financing of the project. The timber frame supplier required large deposit payments for both design and fabrication while the funding agreement initially only allowed for drawdown of the value of completed works on site. With the provision of bonds, vesting certificates and direct payments, monies were released to keep the project on track. The Daniel Connal Partnership undertook due diligence reporting, reviewed developer costings and proposals and produced drawdown certification on behalf of the lending bank on this project.
