danielconnal. co.uk PROJECT: Smugglers Cove, Wells - next - the - Sea DCP acted as Project Monitor for the bank which had provided a development finance agreement for the first phase of this development of four apartments, in Wells - next - the - Sea. A further two detached bungalows were planned for construction outside the finance agreement. The developer had secured a very keen price for the contract works from the contractor. Our role required us to ensure that the contractor could fulfil the contract specifications, which included addressing some difficult arboricultural and logistical issues, within this agreed price. During the course of the project, the developer decided he wanted to advance construction of the two bungalows, which required us to ensure that the development finance was not redistributed to this separate but adjacent scheme. Through assiduous monitoring and timely, constructive advice to the contractor we were able to ensure that the bank ’ s risks were negated. This allowed funds to continue to flow and also helped to ensure that all parties involved achieved a satisfactory outcome.
