The flood plain extends into the lower part of the site covering Lidl and car park. Any new development in these areas will require careful coordination with the Environment Agency to ensure appropriate mitigation measures are secured. Landscape The site is currently dominated by hard-surfaced yards and car parking, with smaller areas of landscaping located adjacent to the railway line and along Beezon Road. The land fronting the river provides amenity space, including a skate park and a riverside walk, both of which contribute positively to the town’s public realm and recreational offer. However connections to this landscaped area are constrained. A defining landscape feature of the Railway Gateway is the pronounced level change from the station. The elevated position of the railway provides an impressive arrival sequence, with passengers greeted by dramatic views across the town and surrounding fells. However, the onward journey into Kendal is poorly defined, with limited built frontage and busy roads. Improving this journey is a key priority, offering the opportunity to create a more coherent, legible, and welcoming gateway experience.
