51 KENDAL VISION | OPPORTUNITY SITES Water Flood defences Flood Zone 3 mapping Water Water The site lies in close proximity to the River Kent, with much of its eastern extent designated as floodplain (flood zone 3). Any new development in these areas will require careful coordination with the Environment Agency to ensure appropriate mitigation measures are secured . At the same time, the site’s riverside location presents a significant opportunity to play a central role in Kendal’s re-engagement with its historic waterways, enhancing both environmental resilience and the town’s relationship with the river. Landscape The site is currently dominated by hard-surfaced car parking, with limited areas of soft landscaping concentrated along the river edge. Several mature trees are also present adjacent to Busher Walk.
